Flooding taking toll on tight market

The torrential rains that damaged or destroyed close to 20,000 homes will have a profound impact on the Front Range housing and rental markets.

“No. 1, this is not just going to effect our market for the next few weeks or a month, but this will have an impact for six months or a year from now,” said Chris Mygatt, president of Coldwell BankerResidential Brokerage in Colorado.

Some people, after dealing with their home insurance companies and the government, will decide to rebuild.

“We don’t have a handle yet on how many people will want to remain a homeowner at that location; that is something we still need to quantify,” he said.

Some may want to remain homeowners, but not at their current locations, he said.

“Existing homes available along the Front Range will become more available, because there will be fewer homes,” he added.

Rebuilding won’t be easy.

Even before the flooding, new home builders already were struggling to find construction workers.

“Now, homebuilders and people who lost their homes will be competing with each other for workers,” Mygatt said. “That is going to mean a lot of new construction jobs available, which will be good for the economy.

“That is maybe one silver lining to this terrible tragedy.”

Also, almost everyone displaced will need some kind of short-term to long-term housing, even if they plan to move back to their exiting home. One woman in Lyons, who was evacuated, for example, said she may not be able to return to her home for a year, even though it escaped any major damage.

“That is going to put a lot of pressure on an already tight apartment rentalmarket,” Mygatt said. InsiderRealEstateNews.com

House Concert this Friday to Benefit Flood Relief

So, a little bird told me about this super cool house concert going on this Friday in Lafayette to benefit flood relief for the folks of Lyons. The concert is put on by Little Tree Acoustic House Concerts and features the music of Eric Schwartz.

I need to mention that Eric’s concert is for 18+ ONLY (no children, please). Much of his material is edgy and not suitable for younger ears. Want to learn more about Eric? Well, here’s a scoop directly from the event page:

There are perils and perks to growing up listening to Dr. Demento and Dr. Ruth every Sunday night in high school. Eric Schwartz’s razor sharp, adults-mostly, on-the-spot wit combined with his exceptional musicality have made him a stand-out performer when appearing on the Comedy Central Stage (in Sit’n Spin); with comedy masters like Jim Norton, Rich Vos, Bobby Slayton and Jim Florentine on “The Bad Boys of Comedy;” at clubs (The Improv, The Comedy Store, The Ice House), on the radio (Howard Stern 100, NPR’s All Things Considered, Doctor Demento, and Air America), and on the web, where his edgy, political YouTube videos chalk up millions of hits and garner him illicit proposals from all corners of the globe.

Since arriving recently in Los Angeles from NYC, Eric’s talents as a first-rate composer / lyricist have quickly been noticed and employed. He composed the theme song for Harrison On The Edge, a liberal radio talk showin Los Angeles, wrote and performed the theme song, “Alcohol,” for the inaugural episode of “A Pretty Good Show” at the Vanguard in Los Angeles, hosted by Mitch Hurwitz (Arrested Development, Golden Girls), and wrote for Eliza Jane Schneider (South Park, Beakman’s World). Eric’s song “Clinton Got A Blowjob” recently won first prize in the Comedy / Novelty Category in the 2009 International Songwriting Competition.

laughing goatEveryone knows about The Laughing Goat on the east end of Pearl Street andcollege students frequent the Goat on the CU campus. But now, there’s a new member to the Goat family. The Baby Goat, also known as The Goat at the Garage, is adjacent to the Green Garage on the corner of 55th and Pearl. Those of us in the neighborhood, or waiting on car work at the Garage, couldn’t be happier. Or more caffeinated.

Along with the many tables inside, the Goat folk have built out a nice front patio, complete with benches and a swing. Sturdy wooden partitions give the area asense of space and the owners can be complimented on creating something relaxing out of a difficult location. It’s easy to ooze ambience on Pearl Street but a little harder in a light industrial setting. The Goat has a bike rack on the way and the parking has just recently been repainted by https://carparkpaint.uk to accommodate more cars. You can almost forget that a post office is right next door. Almost.

The coffee, roasted by the Kaladi Brothers of Denver, is just as delicious at this location as the Goat downtown, the baristas just as helpful and the gluten freepastries just as plentiful. At this Goat though, you don’t have to worry about fighting anyone to get a table.

The coffee shop has only been open since the beginning of summer so plans for nighttime entertainment are still in the works. While there are definite challenges to being located in East Boulder, the close proximity to the bike path and Valmont Bike Park make The Baby Goat most welcome in the growing scene out east. All the people drinking beer at all those microbreweries within a one-mile radius of the coffee shop are going to need to pep up if they want to keep drinking beer at all those microbreweries.
