The following will help you take the proper steps to having a “For Sale” sign in your yard.

1.    CALL YOUR LENDER

Call your lender and ask for your payoff amount.  They will give you the amount to satisfy your debt that includes the interest owed through the estimated date you plan to pay off the loan. Knowing an estimated pay off amount will be beneficial when pricing your home.

2.    CALL ME, YOUR REALTOR

Call your local Realtor and have them to prepare a Comparative Market Analysis for you.  The C.M.A allows you to see how homes comparable to yours are selling. Most C.M.A’s will have three sections, the “Active”, “Pending” and “Sold” section.

  • Active – The active part of the report will show you which comparable homes are currently on the market, their list price, how long they’ve been on the market and if there has been aprice reduction since each home has been on the market.
  • Pending – When a home is pending, all parties have agreed on the terms needed to sell a home and are now going through the process that leads to a closing. This part of the report will not disclose the final terms that were agreed upon by the buyer and seller, however it will show you what the sellers were asking when an agreement was made and how long the home was on the market until it turned to a pending status.
  • SOLD – The sold section will tell you how long a comparable property was on the market and what the final sales price was. All three parts of the CMA play an important role in how you should price your home however in my opinion, the SOLD section is the most important part of the report. The sold section shows you what the market is willing to pay for a home like yours.  There are exceptions and your Realtor will be able to pull additional reports if needed.

Once you know your pay out and have reviewed the C.M.A, I can then prepare a NET sheet for you. The NET sheet will allow you to have a snapshot of your closing cost and how much you may walk away with, after selling your home at the price you have decided on.

 3.    PREPARE YOUR HOME 

Now that you’ve met with me and decided on the right price for your home, it’s time to prepare your home for showing.

The easiest way to get your home ready is to remember the acronym R.U.D.E.

Repair  – Now is time to complete everything on your “Honey Do” list. If you want top dollar for your home it’s important to make your home move in ready. Fix and repair as much as possible, before the potential buyer discovers it. Repair items can cause you to get less for your home or even lose a sale.

Unclutter – Your home is lived in and probably very clean, however your home now needs to show like a model home; I know this task can be a challenge, especially if you have kids. If a buyer likes your home they will want to imagine it as their own. Remember less is more! You may even want to consider having a professional staging company, come in to assist you in this part of the process.

Depersonalize – Family pictures, awards, trophies, personalized artwork and mementos should be packed away.   Remember your home needs to show like a model not like the Smith family home that the potential buyers are visiting.

Exterior – First impressions are everything!  The first impression can literally turn a buyer off before they even walk through your doors or you can have really good curb appeal and get them really excited to see what’s next. Make sure your lawn is cut and while you’re at it, add a pop of color to your garden. Even a simple hanging basket filled with colorful blossoms could make a difference.

Open since September 2013, it’s obvious that Sanitas Brewing has already established a following. The folks you see hanging out in their Boulder taproom include beer geeks bellied up to the bar, groups of friends gathered at large tables and families with kids running around. And it’s easy to see why people enjoy Sanitas. There are games, friendly bartenders and delicious beers…what more could you want from the Boulder beer scene?

And it’s no secret – there’s no shortage of great Boulder beer. Let’s talk about what makes Sanitas special, though. The Black IPA is one of the flagship beers featured at Sanitas Brewing. It’s dark in color, loaded with piney hops and delicious. Additionally, the Sanitas Saison is an easy-drinking farmhouse ale, available year-round both in cans and on draft. The taproom also had three other Sanitas brews on tap during a recent visit, with those draft options depending on what seasonal beers the brewers have created.

Sanitas has a polished industrial feeling to it. With communal wood tables and a wall of garage door windows, the place is warmer than one would expect from the office complex setting. The natural light that floods in courtesy the large windows make for a sunny and intimate view of the railroad tracks. In addition to the barroom, there’s also a conference room that’s available for rental by large groups. A $100 deposit (that goes toward the purchase of beer) is required to reserve the room.

When it comes to outdoor entertainment, Sanitas has you covered. There’s a regulation-size Bocce court out back and ample room on the large patio for other impromptu drinking games. Sanitas Brewing, fittingly enough, offers a nice view of Mount Sanitas and even closer, the railroad tracks that are right next to the brewery. Word is that when a train passes, you get a $1 off your pints. Unfortunately, they don’t know when trains will pass and somedays you have 20 going by while other days don’t see any. The brewery suffered slight damage from the flood and has more extensive landscaping planned for the upcoming summer.

Although the brewery doesn’t have a kitchen serving food, they do have a dedicated food truck in McDevitt Taco Supply. Tacos are sold daily and you can find out specific details on the Sanitas Brewing Facebook page or by following them on Twitter.

Before setting out on your home buying adventure, assemble a team of real estate experts to help you on the journey. Take time to research, interview, and find the best real estate professionals for your needs and wants. Zillow Mortgage Marketplace is a great place to start the search for loan officers, mortgage brokers, mortgage banks, savings and loan companies, and credit unions. Your team of experts will guide you through each step on becoming a new homeowner.

Below is a timeline of each stage in the home buying process. The summary was provided courtesy of Wendy M. Doerzbacher, a Senior Mortgage Planner with Academy Mortgage Corp in Hauppauge, NY.

  1. Pre-Approval: Fill out a quick profile form, submit preliminary documents, and schedule a consultation with your mortgage planner.
  2. Find a Home: Make a list of your wants and needs. Hire a realtor to help find the perfect home.
  3. Make an Offer: Offer is accepted and binder is signed. Schedule home inspection. Inspection report goes to your real estate attorney.
  4. Purchase Contract: Review and sign your purchase contract with your real estate attorney.
  5. Loan Application Process: Gather remaining documents and submit with executed loan forms, disclosures, and executed contract of sale from seller. Your file is submitted to the loan processing department.
  6. Appraisal Order: Appraisal is ordered within 48 hours of signing the contract. The appraisal report is usually completed within 5 days.
  7. Processing: Loan processor completes all verifications for credit, employment, and assets.
  8. Appraisal Report: Report is received and reviewed. Copy is sent to you. Processor updates any outstanding conditions pending your loan approval.
  9. Underwriting: Processor submits your file to the underwriting department for final approval and commitment letter. The commitment letter is issued to you and your attorney for review and signature.
  10. Title Report: Your attorney submits the title report to the bank attorney for review and clearance.
  11. Insurance: Use the copy of your appraisal report and mortgagee clause to help choose homeowners insurance.Title insurance, flood insurance, and home warranty are also part of protecting your investment.
  12. Clear to Close: Submit all closing conditions noted on commitment letter for final clearance.
  13. Schedule Closing: You and your attorney are notified that your file is clear to close. A closing date is scheduled by your attorney and the seller’s attorney with the bank attorney.
  14. Final Walk Through: A final walk through of the property is done to approve the condition of the house before signing closing documents.
  15. Closing: All parties sign closing documents with the bank attorney. Certified check instructions are provided 24 hours before closing.  
  16. Homeownership: Transfer of title from buyer to seller. Congrats you are now a homeowner!
  17. Post-closing: Grieve your property taxes and apply for STAR.

QUESTIONS TO ASK A POTENTIAL CONTRACTOR FOR HOME RENOVATIONS

Doing home renovations can definitely be a tiresome venture, which requires a lot of time, effort and, certainly, money. This is the reason why many homeowners decide that it is much easier to just hire someone to do this for them, while they are safely away from all the commotion and someone in charge of the renovations if needed, click to read more about custom homes.

Then you hire a contractor. However, what many of them do not realize is that you have to approach the contractor selection carefully. The future of your home is at stake – it would be unreasonable to offer the renovation job to a contractor that you have heard of in the newspaper for the first time.

In order to make a choice, you have to ask all the candidates some questions and make your decision in accordance with the answers. To help you, I have selected a few questions that have allowed me to make a decision when I was renovating my house.

HOW HAVE YOU BEEN CONDUCTING BUSINESS IN THE PAST?

This question is aimed on finding out more about the history of the contractor. You will have to dig deep to find all the information that you need, but it will be worth it, because it will show you whether you are putting your house into trusting hands. You should be interested not only in the jobs that the contractor has taken in the past (and their completion, successful or unsuccessful), but also whether they are licensed to work in your state, are the payments to the employers regular, do they pay workers’ compensations, etc. Another thing that you would be wise to check is whether someone has filed a lawsuit or pressed legal charges against the contractor, because that will give you an idea how reputable they are.

IS THERE A TIME FRAME?

If you ask any of the contractors to provide you with the time frame (when they will start and when they think everything will be finished), they should be able to provide it for you, without much effort. Even though no one can provide you with definite, 100% accurate time of completion, they should be able to give you a rough estimate. Also, be sure to ask how long the cleaning up will take, as that is also one of the contractor’s obligations and should be done quickly and efficiently. Once you have selected one of them, you should make sure that everything is going according to plan by visiting the house twice a week and asking about the progress. You can, also, be constantly present there and watch it unfold everyday (if you have nothing more important to do).

HOW MUCH MONEY WILL THIS COST ME?

This one is fairly obvious, I must say. Normally, you will be interested in how much it all costs, because that is the primary concern of every home owner. The reason why I have put this here is to tell you that you need to ask each and every one of them this same question. You might get the same offers from a few of them, but you will also see that there are some who are much pricier, as well as those who are much cheaper than the others. Do not dismiss these. Instead, see why they have set such prices and go through their suggestions. It might happen that those who ask for more money have seen some structural weaknesses that others have not and they require more money for fixing those.

DO YOU FOLLOW AND OBSERVE ALL THE RELEVANT SAFETY CODES AND REGULATIONS?

This one might seem like it is none of your concern. Why would you care whether the workers will be properly protected? Well, because it is possible that, should some of the workers get injured while working on your house, you might be deemed guilty for it and you might be held financially responsible. I do not want to mention that having someone injured on your property can be seriously disturbing. Broker or severed limbs, deep cuts and similar injuries can be quite gruesome and the image could stick with you for the rest of your life. So, make sure that the contractor that you hire has a quality management plan that will ensure the safety of the workers. Also, make sure that this plan is being conducted on site and that it is not there just for show.

How should a cabin be decorated?  Should its space be defined with the typical “log cabin home” look?  A theme of strong woody designs, crafted out of pine or cedar, or should it be more subdued, inspired by nature but not presented in such an overwhelming way?  These can be challenging questions to answer when faced with decorating a cabin (or any space, really).  Of course, an alternative question you could ask yourself, while considering a look for your cabin is: clichéd or inspired?

Clichéd might sound harsh, but it’s true.  For some curious reason, when people decorate cabins, there is an insistence on a very established look.  It’s not necessarily the cabin-owner’s fault.  There are far too many resources, whether is one of the countless style magazines or a blog (though, not all blogs…), that seem to insist that cabin be decorated in a clichéd, overused look.

Is there anything wrong with these styles and themes?  Absolutely not.   Some spaces can look perfect using one of these themes or even a mix and match.  The cabin lends itself to the looks especially if it’s a cabin built with a more classic timber look.  However, consider stepping out of the ordinary and a comfort zone perpetuated by style magazines and do something unexpected and imaginative…

Timber – Since timber is one of the most classic cabin looks and one of the more au naturel types of furnishings, it can prove a challenge to modernize.  It doesn’t mean you shouldn’t accept the challenge.  Try different types of woods outside of the norm.  Or different shapes with Live Edge Furniture.  Don’t be afraid to play with your wood.

Rustic – Rustic style is much more difficult to pin down in terms of what it actually is.  For some it might be an antique look, for others, it could be the timber look.  For me, its vintage inspired.  A look of old style cabin living, pre-World War II.  Why World War II?  Consider recycling or repurposing antique metal furnishings.  It might take a bit of work, but you’ll have a space exuding old world charm.

Nature – Nature patterns and décor tend to be the most “blah” when it comes to cabin interior design.  It’s the clichéd of the clichéd.  Some people insisted upon it as it ties together the indoors with the out, but it’s a style and theme that can become tacky in an instant.  Prints, patterns, sculptures, and molds should be used sparingly, to accentuate, not dominate.  Creating a balance and to use restraint is the way to bring this style into the modern cabin environment.

Stone – Stone as furniture tends to be under-appreciated.  One of the downsides, of course, is it can be heavy, but a stone slab coffee table can’t be beat (except by paper).  Now, would you consider a stone chair?  Probably not, but I’d certainly be willing to give it a go.  Realistically, stone works better as an accent, used to a minimal extent, primarily due to its weight.  However, if you can get away with it, give it a try.  Stone accents wood cabins beautifully and if you can get it locally, the better.  Tie your cabin to the world around it.

The 6 Types of People That You’ll See on Pearl Street Mall in Boulder

boulder pearl street mallThere are very few places in Boulder as iconic as the Pearl Street Mall. Officially dedicated on August 6, 1977, the Mall is home to some of the most colorful characters in Boulder.

It’s a great place to just grab a coffee and a bench people watch for a while. I’m fairly certain you’ll see at least one of these types of folks walk by.

Overly Caffeinated Guy

Speaking of coffee, with a raft of coffee shops both on and surrounding the Pearl Street Mall and given the fact that about 50% of all business meetingstake place in coffee shops, there’s at least a handful of guys or gals walking around Pearl Street with caffeine sweats, looking like their heart might beat out of their chest and their eyes might never close for sleep again.

Not Very Good at Percussion Instruments Guy

Fact: At any given time, there are about three drum circles happening around the Mall.

Fact: Only one of them is any good. For some reason, the guy rocking the bongos doesn’t seem to have any natural rhythm. Or if he does, it’s marching to a completely different beat than every other person in the drum circle, or the Mall for that matter.

Multi-Tasking Entrepreneur

With so many startup companies and coworking spaces located inDowntown Boulder, it’s safe to assume that 84% of the people you see walking around on Pearl Street are involved in some way with either a freelancing business (design, writing, programming or marketing) or a “lean” startup. You can usually pick them out of the crowd because they’re on their phone switching between calls, texting and emailing while walking with another entrepreneur discussing business (they tend to flock together).

Worried Parents of a College Student

They’ve seen the beautiful campus and toured CU facilities. They were informed of the prevalence and near legality of marijuana. Now their children are taking them for a tour of downtown. You can see the fear in their eyes grow with each bar they pass. Their eyes widen as they realize the actual cost of having a child attend CU Boulder: Gourmet eateries, boutique thread and upscale coffee houses. Sometimes you can almost tell that they’re trying to calculate the cost of a second mortgage on their house.

Incredibly Talented Street Performer

Boulder’s Pearl Street Mall has been host to many extremely talented buskers over the years (and some untalented ones. See also: Not Very Good at Percussion Instruments Guy), and some have gained local celebrity with their performances. “Zip Code Guy” performed downtown for years and never stopped amazing people. There was a Jamaican contortionist who could fit into tiny little boxes. Not to mention the wealth of musicians who seem just way too good not to already have found world fame and fortune.

Business Casual Dreadlocks

The epitome of everything that is Boulder: Organic, cruelty-free vegan party up top and high-octane business leader on the bottom. This person has a purposeful, perfectly manicured mane of dreaded locks, but dresses to the nines in designer styles that have been tailored to fit their body to a T. On occasion, the outfit will have just a little bit of climbing chalk stuck to the outside of the pants pockets.  It is the most confounding duality you might ever encounter and it’s something hard to find outside of Boulder.

This is really what Boulder is all about. It takes the rustic beauty of the Rocky Mountain majesty that lies on its doorstep and pairs it with a bustling, young city full of brainiacs and full force entrepreneurs and the outcome is like no other city in the US, which is why we are all happy to call Boulder home.

Sandwiched in between Whittier and Old North Boulder neighborhoods, Boulder’s exclusive Hillcrest neighborhood is perched high on a hill above Boulder’s floodplain. This translates to the centrally-located neighborhood being very small and exclusive. There are wide winding roads, homes featuring modern design, and expansive views that sweep from the foothills to the Flatirons. Anyone lucky enough to call this area of Boulder home can (literally) look down on the rest of Boulder.

History: This neighborhood was started in the beginning of the 1950’s, when Boulder’s population was booming and homes were expanding towards the north. Land on a hill can be difficult to divide but that did not stop the early developers from doing it. They measured out generous lots and the subdivision of Hillcrest/Panorama Heights was born.

Housing: In Boulder’s Hillcrest, renovation is the name of the game. It’s about buying the midcentury ranch houses and then tearing them down or remodeling them. Many of the lots are larger than the average Boulder home which means that many of the house prices are higher than average Boulder home. You definitely pay for the seclusion and gorgeous panoramas. Houses in Hillcrest start in the $500,000 range and it’s easy to spend a million or more for the opportunity to live in this neighborhood. There’s no need to panic about earning money; you can simply enjoy the option of betting on 카지노 to potentially increase your earnings. However, it’s important to gamble responsibly and within your means.

Restaurants and Shopping: Hillcrest is a small and mostly residential neighborhood. Fortunately, the midtown location means that Pearl Street anddowntown Boulder are just a short bike ride down the hill. This neighborhood is also only a few blocks away from Ideal Market and the various shops there (Breadworks, Marie’s Restaurant,Boulder Wine Merchant and Pharmaca, among others) provide many different options for shopping or dining. Additionally, RTD bus routes service the neighborhood frequently via Folsom street and connect you with wherever you want to go in town.

Family and Fitness: The neighborhood elementary and middle school are inwalking distance and there are obvious signs of family life all over Hillcrest. While there aren’t any parks proper in this neighborhood, Casey Middle School is right down the hill with soccer fields aplenty for outdoor recreation. There are also two different parks, Columbine and Salberg, that are within a four-block walking radius of the neighborhood.

Schools: Columbine Elementary, Casey Middle, Boulder High

Quirks: This Boulder neighborhood was featured in the New York Times as an example of what $1.3 million can buy you in the Boulder real estate market. If that’s not affirmation enough for Hillcrest, I don’t know what is.

Where can you go for brunch, lunch, dinner and drinks and feel completely at the heart of the downtown Boulder scene? Where is it not too stuffy, but buttoned up enough to avoid the riff raff of dive bars with bad food? My vote is Centro.

Centro is the quintessential night-out in Boulder jump-off. They’re truly hit the sweet spot in bringing tasty latin food together with memorable cocktails. They’re also extremely popular, so if you want a seat on the patio, inside or anywhere, for that matter, get there early. No, not 5:30PM early. More like, make up an excuse to your boss on why you need to leave work at 4:30PM kind of early.

It’s always a gamble if you and your friends are going to get a seat at Centro, especially for happy hour. This is truly a testament to how good they are and how consistent they are with providing an enjoyable ambiance. The happy hour menu is affordable and easy to order from, with the shrimp tacos being a favorite.

Centro Boulder Scenery

The beer and wine specials are standard for Boulder, but what you absolutely must try are Centro’s Margaritas. All are made with mezcal or 100% agave tequila and come in varieties that range from sweet to savory to spicy as hell. The “Hot Rosser” comes highly recommended which is made with Zapopan tequila, lemon juice, orange juice, strawberry puree and spicy fresno chiles.

Sometimes getting a seat at Boulder’s busiest restaurants is a pain, but more often than not, it’s a cherished accomplishment when you manage to get seated at Centro. The food rarely disappoints and you’re not rushed out once you do sit down and start imbibing. Use good sense and strategy in getting to Centro early and you won’t be disappointed.
