The torrential rains that damaged or destroyed close to 20,000 homes will have a profound impact on the Front Range housing and rental markets.

“No. 1, this is not just going to effect our market for the next few weeks or a month, but this will have an impact for six months or a year from now,” said Chris Mygatt, president of Coldwell BankerResidential Brokerage in Colorado.

Some people, after dealing with their home insurance companies and the government, will decide to rebuild.

“We don’t have a handle yet on how many people will want to remain a homeowner at that location; that is something we still need to quantify,” he said.

Some may want to remain homeowners, but not at their current locations, he said.

“Existing homes available along the Front Range will become more available, because there will be fewer homes,” he added.

Rebuilding won’t be easy.

Even before the flooding, new home builders already were struggling to find construction workers.

“Now, homebuilders and people who lost their homes will be competing with each other for workers,” Mygatt said. “That is going to mean a lot of new construction jobs available, which will be good for the economy.

“That is maybe one silver lining to this terrible tragedy.”

Also, almost everyone displaced will need some kind of short-term to long-term housing, even if they plan to move back to their exiting home. One woman in Lyons, who was evacuated, for example, said she may not be able to return to her home for a year, even though it escaped any major damage.

“That is going to put a lot of pressure on an already tight apartment rentalmarket,” Mygatt said. InsiderRealEstateNews.com

Finding another market-like purveyor of grocery goods in Boulder can happen in pretty short order — throw a rock, hit an organic vendor. We have everything from Whole Foods to the farmer’s market and everything in between.

But like many others, I’m waiting for that mythical Trader Joe’s going in at the 29th Street Mall.

Having lived in California and Nevada prior to moving to the Front Range, the extent of my Sad Face when I realized there was no Trader Joe’s in Colorado can’t be expressed. I missed the darling little mochi ball Trader Joe’s brand ice cream treats. Their veggie breakfast patties. Aisles filled with chocolate-covered-somethings that would justify my gym membership. Well, there’s a Trader Joe’s going in down in Denver on the Colorado Blvd. corridor (in a location that dismays many local residents traffic-wise). A contract has just been signed for a location in Greenwood Village, too. And we’re supposed to be getting one in Boulder.

Rumor has it.

But the location at the 29th Street Mall sure doesn’t look like much progress has been made for a reported 2013 opening. Bueller?

This morning, The Daily Camera took a look at the reported delays as word had cropped up that the store was being pushed to a 2014 opening. Officials from the 29th Street Mall say that the location is still on-target for a late 2013 opening date. That means, however, going from ground zero where the old Applebee’s stood (demolished in May 2013) to a fully open 14,000 square foot store in under 4 months. And with Boulder’s startup culture, I have no doubt that’s doable — Techstars is getting serious stuff done and in less time, but I’m doubting those cohort companies have to deal with city building permits and multiple vendors.

So — if you’re like me and craving a giant bag of sesame sticks and small-purchase produce from Trader Joe’s, it looks like we might be in for a longer wait than anticipated. In the meantime, I’ll be hitting up the farmer’s market on Wednesdays and Saturdays. I’m sure our local vendors won’t mind this teeny delay in welcoming a small- to mid-box retailer to Boulder County.

Beat-the-heat date #1: Enjoy chilled wine and brie indoors
Everyone loves a romantic picnic in the park — except when it’s so hot the cheese turns to fondue. No worries! Have an indoor picnic instead. Boulder Neighborhood Guide – Chautauqua

Chautauqua is much more than just the iconic park at the base of Boulder’s most famous rock structures. It’s also the gorgeous sprawling neighborhood surrounding the historic park. Chautaqua is one of the oldest neighborhoods in town, provides ample views of the Flatirons, and is within walking distance of all of the amenities of the Colorado Chautauqua Association.

 

  • History: The Colorado Chautauqua was started in 1898 as a type ofsummer enrichment program for Texas schoolteachers. It’s been continuously running since, presenting outdoor lectures, concerts and film screenings for the public. In addition to the Auditorium, there is also a Dining Hall, rental cabins and an informative Ranger’s Center. Chautauqua park was designated a National Historic Landmark in 2006.
  • Housing: Chautauqua is a small neighborhood made up of a dozen streets and mostly single family homes. There are many spacious Victorians to be found mixed in with the updated modern house designs, sharing large lots and many trees. Most houses sell in the million or two million dollar range. With this neighborhood’s close proximity to CU, it make sense that you’ll also find some condos and townhouses, mainly used for student housing and rental properties.

  • Restaurants & Shopping: The Chautauqua Colorado Association runs the Chautauqua Dining Hall, praised for its brunches and special event dinners. You can make reservations to eat there before or after your weekend hike. Additional dining and shopping can be found in the Base-Mar shopping center, located on the SE corner of Broadway and Baseline. There is a Whole Foods, Taj Mahal Indian restaurant and an Egg & I breakfast joint. Chautauqua is an easy bike ride from downtown Boulder and just down the hill from SoBo.

  • Family and Fitness: You can’t get much more family-friendly and fitness-oriented than Chautauqua park. The Ranger’s Center provides information about trails, local flora and the history of the area. During the summer, there are special children’s programs put on the park, including nature hikes and campfire storytelling sessions. And for the adults, there are concerts atChautauqua Auditorium, picnics in the park and treks up to the Flatirons.
  • Schools: Flatirons Elementary, Manhattan Middle and Boulder High
  • Quirks: This neighborhood is filled with unique and curvy roads, many of them leading nowhere and resulting in dead-ends. Of course, at some of these dead-ends, you might just find a hidden trailhead and a secret stash of neighborhood trails. But if you do live in this neighborhood, be prepared for heavy tourist use and possible parking issues. In addition to everyone and their mother coming to Chautauqua during the summer, there are also rental cottages available near the park.
  • Major street boundaries: Baseline to Chautauqua park and bordering Open Space to the south

With unique houses, tree-lined streets and Open Space so close, it’s no wonder why people are willing to pay the high prices to live in the Chautauqua neighborhood. Having the Flatirons as a backdrop to your house is desirable … and demands the requisite dollars.

boulder comedyI’m a fan of the funny, plain and simple.

And Boulder’s a pretty funny place — if you check the schedule at the Boulder Theater, that is. I’ve caught shows there in the past year ranging from Second City Improv toKatie Goodman and the venue is top notch for acoustics and visibility, no matter where you score a seat.

So, I wanted to let my fellow Front Range fans of funny know about the upcoming comedy shows coming to Boulder in the next few months. If you’re fans of any of these folks, grab tickets quick. The Boulder Theater is 800 seats big and can sell out fast when hilarity hits the radar.

 

Weird Al Yankovic – July 21

I grew up a geek, I’ve always been a geek, and always will be a geek. I love Weird Al. I remember staying up to watch his video premieres on MTV when MTV actually showed music videos (I do realize that I’m dating myself here).

Known for his delightful spoof takes on Michael Jackson, Madonna, and The Knacks, he’s a multi-Grammy award-winning artist and not just some guy who thought it’d be funny to spoof songs. He’s a cult hero, loved by geeks everywhere. You can see him at the Boulder Theater on July 21. Tickets start at $32 forgeneral admission and $40 for reserved seating (for us old folks).

Bill Burr – July 29

bill burr boulderAt first, I thought I was going to be out of town for this show. I wasn’t pleased. Now that I realize that my inability to read a calendar is actually a source of joy, I’m pleased. Bill Burr is coming to The Boulder Theater on Monday, July 29.

Known for his angst (and expletive)-ridden rants on everything from religion to dogs, he can’t be contained and when he lets loose — lock up the women and children. Or, don’t. That kind of mayhem would be funnier. For good reason, this show is 18+ and tickets begin at $32.50 for reserved seating. Tickets go on sale…today! By
